Project Overview
This large-scale HVAC hygiene project involved servicing over 90 chilled beams per floor in a premium office space. Chilled Beams are ceiling-mounted convection systems that use water-filled coils to provide high-efficiency cooling and comfort. However, because they rely on natural or induced airflow, their performance is entirely dependent on the cleanliness of the heat exchanger.

Pre vs. Post Decontamination
As you can see in the Pre vs. Post photos, these coils were significantly impacted by dust and debris. When a chilled beam is blocked, airflow drops, energy costs spike, and indoor air quality (IAQ) suffers.

Our Methodology: The Water-Less Precision Clean
To protect the office environment and ensure zero downtime, we utilized a dry-recovery approach:
Containment: Specialised plastic sheeting to ensure zero cross-contamination within the workspace.
Mechanical Agitation: Using soft-bristled brushes and specialised tools to dislodge dust trapped by electrostatic forces in the narrow coil fins.
HEPA Extraction: Industrial-grade H13/H14 HEPA vacuums were used to capture particles down to 0.3 microns, ensuring no dust was recirculated into the room.
