This project focused on a deep clean of the building’s air handling units — the heart of the HVAC system. By restoring the AHUs, along with associated fans, coils, and ductwork, we improved both efficiency and indoor air quality for the tenants.

The scope

• Deep cleaning of evaporator coils with Hi-Foam cleaner and high-pressure water, followed by condensate tray sanitisation.
• Supply air fans cleaned and sanitised, including casings, belt guards and flexible connections, with wastewater safely removed by industrial vacuuming.
• Internal AHU surfaces disinfected and treated with Aeris surface coating to help prevent microbial growth for up to 12 months.
• Coils coated with Aeris treatment to resist bio-film and maintain long-term efficiency.
• Rust removed from AHU bases and external surfaces, treated and recoated with Cold Galv for lasting protection.
• Detailed audit report supplied with before-and-after photos.
• Compliance certificate issued in accordance with the WH&Safety Act 2011 and Australian Standard 3666.2:2011.

The Result

The AHUs were returned to a clean, protected, and high-performing condition. The system is now optimised for healthier indoor environments, the client pleased with the quality of workmanship and the professional outcome delivered by Clean-Air.
